What's included in the screening report?

The report includes Equifax credit data, payment history, credit utilization, accounts, public records, and recent credit inquiries. It also shows identity verification status and separate anti-money laundering search results. It does not include rental history, eviction records, or criminal records.

Does the applicant need to provide consent?

Yes. The applicant provides consent through their rental application before a report can be ordered. No credit information is accessed without their consent.

Does screening affect the applicant’s credit score?

No. The Equifax screening uses a soft credit inquiry, which does not affect the applicant’s credit score.

How quickly is the report delivered?

The report is delivered instantly after it's ordered and appears directly in the applicant’s Property Copilot file.

What if the applicant has little or no Canadian credit history?

A limited credit file is not the same as a poor one. Review the information that is available alongside the application, supporting documents, identity verification, and the rest of the rental file.

Does Property Copilot approve or reject applicants?
